What it is like to live here
Jumeirah Village Circle works for a specific kind of buyer, and it is worth being honest about who. It is a mid-rise, family-scale district built around a ring of more than 30 parks, with schools, nurseries, clinics and neighbourhood retail inside the circle rather than a beach or a skyline on the doorstep. Al Khail Road and Sheikh Mohammed Bin Zayed Road run along its edge; the Metro does not reach it yet, with a Gold Line stop planned for 2032. Service charges, the traffic at the exits and the depth of the resale market matter more than the render on the hoarding – and all three are known quantities here.
The investment case
Resale apartments averaged around 1,306 per square foot in H1 2026, with gross yields near 7% – studios and one-bedrooms yield the most. More than 18,000 sales were registered in 2025, so a unit can be priced from real comparables instead of a brochure. Those are indicative market figures; ask us for a building-level breakdown before you commit.
