What it is like to live here
Dubailand Residence Complex works for a specific kind of buyer, and it is worth being honest about who. It is a quieter, mid-rise residential district off Al Ain Road (E66) and Emirates Road, next to Dubai Academic City and Dubai Silicon Oasis, with supermarkets in the community’s own retail plazas and Dubai Outlet Mall five minutes away. The Metro does not reach it – the nearest Red Line station is 15–20 minutes by car – so most residents drive. Commute times to Downtown and the Marina, service charges and the amount of new supply being built nearby matter more than the render on the hoarding.
The investment case
Existing apartments here have traded at around 650 per square foot, with gross yields above 9% – among the highest in Dubai. New launches such as Celia Homes are priced well above that, at roughly 1,150–1,500 per square foot, so the yield on a new unit will be lower than the community average. Those are indicative figures; ask us for a building-level breakdown before you commit.
