A space where your story unfolds — Dubai Motor City
Everything the website cannot hold — the developer’s own document, unedited.
Beverly Grande sits in the middle of Dubai Motor City, and its architecture is the point: a curved, ribboned façade that the brochure describes as energy in motion, wrapped around three separate amenity decks. The building is HMB Homes’ largest amenity programme to date.
Motor City is not a masterplanned grid of towers. It is low-rise, walkable and genuinely self-contained, built around the Dubai Autodrome. The developer puts gross rental yields at 8.7–9%, twelve-month capital appreciation at 32% against a Dubai average of 21.4% (Bayut), and 85% of demand concentrated in the affordable-luxury bracket this building is aimed at. The upcoming Pink metro line is the part of the case that has not been priced in yet.
Dubai Autodrome and Kartdrome, First Avenue Mall, Camden Park, Windsor Park, Spinneys, Waitrose, Carrefour and The Ribbon, Park Inn by Radisson and GEMS Metropole School.

A future metro station is planned for Motor City — the part of the case that is not in today’s price.
Ground courtyards, a first-floor leisure deck of twenty-one spaces, and a rooftop of sport and sunset terraces.
Autodrome, First Avenue Mall, Camden and Windsor parks, three supermarkets and GEMS Metropole on foot.
Ground level holds the Grande Lobby, courtyards, shallow water features, a reading and business room and bicycle parking. The first floor carries twenty-one leisure spaces — inner beach, float pool lounge, outdoor cinema, mini golf, clubhouse and game room, indoor wellness centre, outdoor gym terrace. The roof adds a mini basketball court, a padel court, lounge and sunset terraces, a meditation terrace, a BBQ social hub and a shaded café.
The Pink line is planned to serve Motor City. Dates move, so we would not underwrite an investment case on it alone — but it is the reason the district is being re-rated ahead of delivery.
The developer quotes 8.7–9% for Motor City and 8.5–9% for JVC, so on gross yield they are close. The difference is the stock: Motor City is low-rise and walkable with more family tenants, JVC is denser and turns over faster. We will model both against the same budget for you.
