What it is like to live here
Al Jaddaf works for a specific kind of buyer, and it is worth being honest about who. It sits on the south bank of Dubai Creek between Dubai Healthcare City and Culture Village, with the Al Jadaf Metro station on the Green Line, a water-bus stop, Wafi Mall and the Palazzo Versace on the doorstep, and Downtown and DXB each about ten minutes by car. It is a working, mixed district rather than a finished master community – parts of it are still being built out – so the street a building stands on, its title type and the construction around it matter more than the render on the hoarding.
The investment case
Apartments here are priced at around 2,000 per square foot – well above JVC or Arjan – because of the central location, and gross yields of 6–8% are correspondingly lower: studios rent for about 60,000 and one-bedrooms 77,000 a year. The case is location and liquidity rather than headline yield. Not every plot in Al Jaddaf is freehold, so check the title before you buy. Those are indicative figures; ask us for a building-level breakdown before you commit.
