What it is like to live here

Dubai Studio City works for a specific kind of buyer, and it is worth being honest about who. It is a TECOM media and production district – film studios, offices and a growing cluster of low-rise apartment buildings – sitting between Motor City, Dubai Sports City and the Dubai Polo & Equestrian Club, three minutes from Sheikh Mohammed Bin Zayed Road. The tenant base is young professionals and the creative and production workforce; the area is still filling in, so construction around a building and the walk to shops matter more than the render on the hoarding.

The investment case

One-bedrooms rent for about ⃃ 72,000 a year, and new Azizi one-bedrooms are being offered at roughly ⃃ 1,500 per square foot – a gross yield in the region of 7%. The district is cheaper to rent than JVC or Al Barsha and close to the Sports City and Motor City tenant pool, but a lot of new low-rise supply is arriving at the same time.
