What it is like to live here
Arjan works for a specific kind of buyer, and it is worth being honest about who. It is a district of mid-rise apartment buildings between Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road, next to Dubai Miracle Garden and Mediclinic Parkview Hospital, with Al Barsha South and Arabian Ranches on either side. There is no Metro station – the nearest, Dubai Internet City on the Red Line, is about 12 minutes by car – but the Hessa Street upgrade has cut the drive to Sheikh Zayed Road. Service charges (typically 10–18 per sq ft), traffic at the exits and the number of new buildings competing for tenants matter more than the render on the hoarding.
The investment case
Apartments trade at roughly 1,300–1,400 per square foot – about a third below the Dubai average – with gross yields of 7–8.5% on studios and one-bedrooms. More than 50 off-plan projects are due to hand over here between late 2026 and 2029, so pick a building that stands out on layout or amenities. Those are indicative figures; ask us for a building-level breakdown before you commit.
